WASTE MANAGEMENT IN ORIHUELA COSTA

SUBJECT: WASTE MANAGEMENT IN ORIHUELA COSTA ... If you are not happy with the service you are paying for, there is something so simple, and so quick, (it will take only a few moments of your time), which you can do to make it known to the council that you want, deserve, and expect BETTER!

DATE: SATURDAY 24TH MAY

TIME: 10:00am to Midday

ACTION: ORGANISED PETITION! You are invited to be proactive by going along to sign an organised petition to make a complaint about the waste management in Orihuela Costa, which will be presented to the Preliminary Meeting held by the Mayor in Orihuela. Simply turn up and someone from PIOC will be there to help you sign the petition form ... It`s as simple as that!

LOCATION: FLAMENCA BEACH SEAFRONT (facing Surfers Bar).

IDENTIFICATION DOCUMENTS: (I) RESIDENTS = Bring your original tie card (II) NON-RESIDENTS = Bring your passport

AGM Agenda for 2025

Hi everyone.

As notified, our AGM will be on Monday March 10th, 10am (Pato Pekin).

Just to let you know that the AGM agenda, financial information and other relevant documentation has been emailed to all owners by our Administrator.

Please check your e-mail to ensure you have received the documentation.

We have also uploaded the documentation to the website – linked here

Please note that you must be logged into the website to be able to access this owner only information.

If you are unable to attend the AGM, you can ask the committee or another owner to vote on your behalf (by proxy). The proxy form has been emailed to owners (and uploaded to the website) as part of the AGM documentation.

Finally, please note that as per our community rules, any owner in arrears and appearing on the debtors list will not have the right to vote at the AGM. We encourage all owners to clear their debts in advance of the AGM.

Further Information on Post Boxes

In response to queries about the post boxes, here's some further info that you may find useful:

We had post boxes. A number of years ago, the boxes were removed at request of the owners (and at a cost to the community). This was because they were stuffed with junk mail. On other urbanisations, junk mail has been set on fire. Also, it is more obvious when properties are vacant when the post boxes haven't been emptied regularly.

We have checked the cost of getting boxes reinstalled. The cost is €8,000 - €10,000. The boxes would need to be outside the urbanisation gates for the mail service to deliver. If residents wish, we can discuss again at this year's AGM, and vote on whether this something we want to progress.

Just to note that anyone with an entrance directly onto Calle Malvinas or Calle Azores can register their address and put up their own post box outside their own gate. Contact the committee e-mail address for further information if you are interested in doing this.

Finally, a number of other businesses in the area offer a private post box service (for example The Post Room at Villamartin). The cost is approx. €75 per year. Jay has organised a community postbox for €150 per year.

Installation of Security Camera, Street 1

Hi everyone.

At last year's AGM the committee took an action to review the need for security cameras, and install if necessary.

Over the lasy year, there have been a number of instances where commercial vehicles using the underground garages have damaged the date and community walls in Street 1. We have taken the decision to install a security camera for Street 1 (Gate 3). This camera will be managed by our Easygates contractor. If there are any incidences reported, Easygate will be able to chek/download the recording if necessary.

Jay has set up a post box at the Mini Market, La Fuente, for the use of all Bosque III residents.
If you wish to use the service, send Jay your name and phone number (including country code). Jay will then register your name and number with the Mini Market post box.

To receive mail, give the sender your name and the address in the photo.
When mail has been delivered, you will get a text message on your phone to let you know.
You can then collect your post from the Mini Market, La Fuente.

AGM Preparation

Hi everyone.

As previously discussed, our 2025 AGM will be at the Pato Pekin, Monday March 10th at 10am.

With regard to changing our administrators, we have sent Penta all relevant paper work to enable us to dispense with their services, March 2025.

We will take a vote on our new administrators at the 2025 AGM.

All information regarding our AGM is now with the Administrator. The Administrator will send out the AGM and related documenetation 2 weeks before the AGM. We will let you know when the e-mail has been sent so that you can check your e-mail.

When it is available, we will also post up the AGM documentation on the owners section of the website. You will need to login to the website to access this owner confidential information.

Community Fees Due

Dear owners,

Please note that the first installment of community fees for 2025 (*€230) is now due.

If you pay by direct debit, you do not need to take any action.

If you pay by standing order, please make arrangements to pay your fee as soon as possible. The community depends on prompt payment of community fees to continue to maintain the urbanisation.

Update on urbanisation maintenance activities

Hi everyone.

We hope everyone has had a great summer. Hard to believe the summer season is over and we are heading into autumn! 

Over the summer, Jay and the Committee have continued the upkeep the urbanisation. Here are a few updates on what has been happening:

  • The pool umbrellas need to be repaired. They are scheduled to be repaired this week.
  • The missing tiles in the kids pool (top pool) have been replaced.
  • We've noted some issues with cloudiness of water in the top pool. The filters were badly clogged with red sand. They have been cleaned out and crystal glass has been put into the filters to prevent them from becoming clogged up again.
  • We had some issues with electricity supply in Road 1which was causing intermittent issues the street lights and gate. The trip switch has been replaced and the street lights have been checked. All are working properly now. Please note that the street lights are on a sensor and come on at dusk.
  • The electrical upgrades (as passed at the AGM) are being scheduled - we'll update you when the works have been completed.
